This 500-square-foot studio at The Griffin in Fort Greene was a Co-op of the Day last August when the owner was making a go of selling it sans broker. Evidently that didn’t work out too well cuz in March Fillmore took over. That strategy has yet to bear fruit but the photos are better and presumably it’s getting more exposure. We love the apartments in this building so perhaps we’re overly optimistic but we think they should be able to find a buyer at or near the asking price of $295,000. What about you?

Some answers, in case anyone reads this and has similar questions:
a) The maintenance on this unit is $507.11 per month… if it’s not on the Fillmore page, it is/was on the NYTimes ad (as mentioned, this was formerly a FSBO).
b) This particular unit has storm windows that keep it very toasty in the winter.
c) I believe the building has a fairly liberal sublet policy.
d) The building has a full-time, 24-hour doorman, not part-time. Tough for walks of shame, but good for safety in general.
e) You can indeed combine units in this building. In fact the unit directly across the hall from this one is a 2bed/2bath combination of 5F and 5G. I’ve always thought that if you mixed an M-line unit with an A-line unit, going around behind the elevators, you could make a tremendous apartment. (But, I don’t think 5A is for sale, so don’t fantasize too much here…)
f) The unit was never in contract, the prospective buyer pulled out and bought a 1-bedroom before signing. I’ve never heard of banks having problems with giving loans for 500 sq. ft. apartments (there are many, many such apartments in NYC, they get mortgaged all the time).
Most units are studios.
But they do have some 2 bedrooms.

pretzel, it was built as a residential hotel. Converted in 90s, maybe too much hassle.
I have a question about the Griffin (101 Lafayette) in general: all the apartments seem to be small one bedrooms. Does the coop not allow for combo of units? Because if you could get a nice corner 2 or three bedroom in there, that’d be sweet.
But seriously, why are they all so small? Or are the people that have those apts just not willing to give them up?
Anyone know if the coop allows subletting? I have an out-of-town friend looking to buy a small NYC investment property.
If. I’m not mistaken this was in contract for full price, dunno what happened, some banks won’t lend on 500 sqft apartments. shouldn’t be a problem getting close to it again. It’s a real nice place.

This hood wasn’t even on my radar when I was looking two years ago but since I was just over there this past weekend if I was still looking I would have checked this place out.
