m4l — I thought in NYC *everyone* earning a salary calls themselves middle class?! (Regardless of how much money.) Only heirs and heiresses are ‘rich.’
A couple with a combined income of around $150K – $160K should be able to afford this, depending on down payment amount.
That is well within the range of what 2 experienced teachers in NYC would make, so I think that could be called middle class.
20% down, 5.25% = $4115 monthly payment for this place. So… perhaps, $175,000? Not to mention the salary, etc. to be able to tuck away $130,000 in your piggy bank!

That sounds way high. Bear in mind you are going to need to put at least 20% down. And rates on 30yr fixed are 5.25%.
200k+ is middle class income in NYC. rich folks are above 700k
I did some quick calculations based on the dimensions in the floor plan and came up with around 1100 sqft.
So having the income of $200K+ you would need to qualify for a loan on this place is middle-class?
I dont believe the 1500 sq ft number. All the other 3 bdrms are like 1200 Sq ft.
I think the price is actually pretty ambitious for this type of coop building and the location. Nice renovation, nice old-style floorplan, but 8H with an equally nice renovation (at least if you believe the pictures) is for sale at $599,000, and failed to sell at $574,000 with a different broker last year.
