University Towers isn’t the sexiest place to live but the middle-class housing complex does end up giving buyers a bigger bang for their buck than some of the other big buildings in the area. Take, for example, this apartment on the tenth floor: Three bedrooms, 1,500 square feet, nice light, recently renovated kitchen and baths. Price? $649,000. Pretty cheap, right?

  1. Rob, I agree with you in principal, but what are your thoughts on households?

    If 2 people who are in the middle class form a family, does that bump them to upper class?

    My vague limits, adjusted to NYC are under $100K for a single and under $200K for a family counts as middle class

  2. I looked at an apartment in the same line last year — there’s no way it’s 1500 square feet, and it’s around $100K overpriced. That said, it’s right next to a great subway line (the Q/B is on the corner), near Fort Greene Park, and next to LIU, which has a nice sports center and pool. And the parking, of course, is pretty sweet.

  3. DBD, I’m not sure why the difference — maybe there’s no parking at Kingsvies? Also it is a little bit “church lady” in its overall vibe. Which of course is not necessarily a negative and I’m sure is the reason the place is so well maintained. But possibly that’s a turnoff to younger buyers, especially those with small kids. And perhaps the coop board is tougher? But really I’m just speculating. Would be interested to hear from brokers on this subject.

  5. This is a very different area to what it was even 10 years ago. On the other hand, folks who live here still need much better food shopping options. I spent 6 months subletting on the other side of Ashland Pl in a similar development called Kingsview. The apartments are a little nicer (bigger windows for one), the place is beautifully maintained, there are pleasant gardens surrounding the buildings, good security, and views from the east side of the complex of Fort Greene Park. Given the choice, I would go for Kingsview over University Towers in a heartbeat.

  6. Live in the same apartment line in the same building; it is not 1500 sq ft; more like 1200 sq ft. Price is very ambitious compared to recent sales of same units, but does look like renovations are “nicer” than typical. What usually happens in this complex is an “outside” broker like this comes in very aggressive, but they end up lowering closer to the more established brokers, like the ones listed in the mid 500 range.
