The photos of this top-floor unit at 199 Clinton Street make us want to move right in but the floorplan gives us a little pause. Like most brownstone floor-through apartments, it’s hard to get a real second bedroom out of it, and such is the case here. You could definitely get a small child into this 6’8″-wide room at the front, but then it’s at at the other end of the apartment from both the master bedroom and the bathrooms. And speaking of bathrooms, having the bathroom open onto the kitchen is also suboptimal. Lest we sound too gloomy, though, the three exposures, ample original detail and attractive finishes all make this place very open-house-ready. What do you make of the $1,000,000 asking price and $1,333 maintenance?

$1mm for the privilege of taking on a joint and several obligation for what I presume is a hefty mortgage on the building? No thank you.
Disregarding money issues, it is a nice place, except I would never ever live in a four story walkup with a small child. Wonder why no bathroom pics.
This floor plan is not bad at all. If you have to do number 2, then use the bathroom with the window in it, thus avoiding poomist…….
The library could be a bedroom, or what ever you need it to be…
Over all, this layout maybe with a few little modifications is by far the best I have ever seen so far. At leaset there are spaces for furniture placement.

Floor plan OK and all those windows are lovely but that maintenance! Could taxes be that high? I’ve got friends paying $1K month but that is chelsea.

this lots better & bigger than typical flr thru units in a brownstone.

this floorplan is alot better than yesterdays COTD.
I assume that there is an enormous mortgage on the building with maintenance that high.
Judging by previous sales in the building it’ll probably go in the low 900s maybe.
