The photos of this top-floor unit at 199 Clinton Street make us want to move right in but the floorplan gives us a little pause. Like most brownstone floor-through apartments, it’s hard to get a real second bedroom out of it, and such is the case here. You could definitely get a small child into this 6’8″-wide room at the front, but then it’s at at the other end of the apartment from both the master bedroom and the bathrooms. And speaking of bathrooms, having the bathroom open onto the kitchen is also suboptimal. Lest we sound too gloomy, though, the three exposures, ample original detail and attractive finishes all make this place very open-house-ready. What do you make of the $1,000,000 asking price and $1,333 maintenance?

  1. I think this is a fine apartment for a couple with children who are 6 or older. The “library” is big enough to stash two kids with the little room as their den/play area, plus the parents don’t have to listen to the honking of Clinton Street.

    Maintenance seems very high, so I assume there is a very good reason.

  2. “Owning” this is more than twice as expensive as renting similar but rougher apartments on lower floors; there’s a bit of a tax deduction, but still I’d rather keep my $$$ in the stock market.

  3. Cobble Hill certainly takes a back seat to Heights… The walk to the subway alone is worth the Heights premium. In any event, this is a nice place – and a good location. $910k.

  4. The price and maintenance do seem pretty?!?! high. That aside- the bath issue is an easy solution- Just create a litle ante-room entrance where one of those closets in the Master Bedroom is. Close the current bath entrace off to the kitchen. The floor plan has the W/D in the bath. Maybe there’s a way to put a stack W/D facing out into the kitchen where the old bath doorway was. Then you also free up counter space, and get your laundy out of the pooper as well.

    The library/little room for the kid is actually perfect- all the toys and diapers in there, away from the rest of the living room. Crib or full bed taking up the whole little room. The apartment is not that big that walking over there for feeding and changing is an issue.

    But a million with a 1300/month maintenance is pretty crazy. Something’s wrong with the way they managed the mortgage and expenses on that coop- or they have a crazy reserve requirement that they are satifying for the bank. 1300/month is tough unless they have staff that also takes out the trash, cleans the common space, shovels snow, etc…

  5. OK, the voices in my head are telling me to say something nice, so despite the fact that $1000/sf seems batsh*t crazy for this place, those side windows are delicious.

  6. i think the price is crazy, but would not be surprised if they get it simply because of the location. obviously, you can do way better purchase price and monthly price elsewhere, but maybe not so much in cobble hill.
