This co-op at 111 Hicks Street seems like a pretty decent deal. For a real one-bedroom apartment with light and views in this Brooklyn Heights location, $325,000 is not a bad price at all. The monthly maintenance of $973 seems a tad high, but not as onerous as we expected. As for the interior of the apartment, there are solid prewar details and the kitchen looks perfectly nice. Are we missing something?

I’ve seen apartments in this line and I like them, especially for singles who want a decent apartment (with good doormen/superintendent services) in safe, convenient neighborhood. They have excellent closet space, kitchen has everything you need, living room will hold a small table with fold down leaves that is fine for one or 2 to sit, and can be expanded for dinner parties. The bedroom is easily large enough for a desk and queen size bed. The one drawback — these apartments face into the “courtyard”, so your only view is of other buildings and pretty ugly without alot of light. But, if you don’t care about views, but do care about a living in a place where you don’t have to worry about taking out the trash, getting packages, cleaning common areas, coming home late at night, it’s perfect.
Dull layout, but you can’t have everything. Seems reasonably priced for someone who wants to live in BH. Nice views!
This is a good buy. This building had problems in the past but is now on solid footing. The unit is on a nice high floor, which means light and views. Above all, it’s in Brooklyn Heights a half block from the 2 & 3 trains; two blocks to the A; two and a half blocks to the R, 4 & 5. What’s not to like? It is also a five minute walk to the Brooklyn Bridge.
Does anybody know if the 30th floor space at 111 Hicks ever sold? and if so, to who? how much?

With insurance, the monthly out of pockets on this would be around $2381.
But, factor into that about $350/month in tax savings and another $325 in forced savings, and the real economic cost looks a lot rosier.
For Brooklyn Heights, it’s not bad. More than we’d want to pay, but that’s why we bought in another neighborhood.
Those beautiful views are clearly from the roofdeck, not the apartment. The listing doesn’t mention exposures or views, so I’m wagering it’s partially blocked or uninspiring. Plus, 14′ deep livingroom? C’mon…

So, if you have $75k in your pocket… this place is cheaper than today’s Rental of the Day (with deductions) That’s sad.
