This new co-op listing at 309 Sixth Avenue sure is handsome. The three-bedroom, one-and-a-half bath apartment sports nice original details, a recently renovated kitchen and a private garden. And at $500 a month, the maintenance is quite low. The asking price for what we’re guessing is about a 1,200-square-foot apartment is $1,050,000. How does that strike you?

  1. Nice place and great location, and heck yes I’d jam a kid, (maybe even two in bunk beds) in that “bedroom.”

    But wow that is expensive for a fairly regular ol brownstone single-floor apartment! One more stop on the F Train to 15th Street and you get a fantastic house in a very safe nabe, near the park and good schools for that money. Two more stops on the F (Ft. Hamilton) and you get a fantastic house in a very safe nabe, near the park and good schools for that money…and you get a few hundred grand in change back. Yes, I totally get “location, location, location” and I won’t be surprised at all if someone pays close to this ask, but it sure makes me shake my head.

  2. Yes, Ringo. You caught me. I have no kids and I do think that’s a part of my rejection of these rooms as bedrooms.

    It is ironic, however, because, as I’ve said on here before, my current “bedroom” is smaller than ANY of these we’ve argued about on here; it is literally scarcely bigger than the bed AND, in some ways I like that. That is, I would not want to sacrifice common living space for a larger bedroom, not in our tiny apt, anyway. The trade off is a dresser in the living room. Blegh.

  3. Not impressed.

    For a bit less, one can buy a condo in the complex in which I live: City View Gardens, which is a couple of blocks from here. It is a true 3-bedroom, 2 bath at 1350 square feet. Maintenance is $450/month and 25 year tax abatement. Has keyed elevators that go right into your apartment. Central AC and W/D hook-up.

    Of course, it is not “historical”. Montrose won’t be writing it up in her “walkabouts” column, but I for one can live with that.

  4. I don’t know why people get held up on what is and what isn’t a bedroom. I have kids. I would put a kid in either of those bedrooms without a second thought. I mean, I guess I wouldn’t want to put my mother-in-law in there (or would i?) but this is about: is there a room for me that is nice? how about for Kid A — doesn’t have to be so nice? how about for Kid B — doesn’t have to be so nice? If so, then that is a 3-bedroom. Hell, I’d put 2 kids in either of those rooms.

  5. Wow, I’m the only one so far who thinks it’s too much? I don’t know .. . per foot it’s not. And the maintenance IS low, and .. . it’s nice and .. . .

    Ok. It’s another 2+ — NOT really a proper three bedroom. I think that’s what’s getting to me… Oh, at least there’s a place to eat where your spaghetti sauce won’t fly onto your couch.
