This new co-op listing at 309 Sixth Avenue sure is handsome. The three-bedroom, one-and-a-half bath apartment sports nice original details, a recently renovated kitchen and a private garden. And at $500 a month, the maintenance is quite low. The asking price for what we’re guessing is about a 1,200-square-foot apartment is $1,050,000. How does that strike you?

  1. OK I admit I like every square inch of this Baby Boomer style ode to Zen living. Great floor plan.

    Where did they get all that room for those extra bathrooms?

    This must be an original Victorian apt.

    Too bad the prices in Park Slope are what they are. Great maintenance. I suppose that means each owner will be playing building manager, super, and accountant.

  2. It still amazes me that folks will fork over $1M+ for just an apt. (and really just shares in a building). There are other factors to consider when buying a coop in a small building – often the floors/walls are paper thin and you don’t always have control of your own heat. And then you have to take your turn on the coop board, which is like unpaid work (and depending on the coop, many potential headaches). Just some things to consider, especially when talking about such a large sum of money…

    True 1350. The buildings are 25-feet wide, so the space is efficiently utilized too.

    Yes, the old maximm is true: location, location, location. I believe, however, that as the 4th and 5th Ave corridors further develop, the price differential will decrease.

  4. First floor apartment = darkness at noon. Especially the back, as it faces the buildings on 2nd Street there and not the interior of the block.

    Benson, if it makes you feel better, your condo would go for 100K more than this place if it was on this side of 6th avenue here.

  5. Benson, this one feels like as per flr plan, it comes close to 1200 sq ft (ie probably 1150 or so). are those 3 bdrm unit in your bldg true 1350 or it’s the usual condo-juicied sq ft (ie inflated by 20 to 25%)? if legit 1350, those are a great deal.
