In addition to the great windows and views and the classic prewar details, this junior one-bedroom has a very attractively renovated kitchen. The asking price is $399,000, which is more than the same line on the 9th-floor sold for at the bottom of the market, but that was a lower floor and probably was not in as good shape. The monthly maintenance is $793. What do you think?

having a dishwasher frees up a TON of counter space – which is more useful than cabinet space.
The windows look pretty, but they are not efficient. The open shelves over the stove and sink is a big no-no.

Having seen a ton of apartments in this building, the studios which have sold for around 300K were NOT alcove at all. Just one square room with a single window.
This looks to be more than that.
The description was great until the part about the $793/month maintenance. Ouch.
What makes you think that the market has bottomed Brownstoner?
Glorified studio. For $300K and you can get a real one bedroom with pre-war layout at clinton hill coops.
Lovely renovations, cute as a button, but too expensive.
Seller, look at the comps, the high-floor studios go for 280-310K. Yours is definitely at the top end, in terms of finishes and a nice wall to separate the alcove, but that’s too much of a premium. $350K top.
I’m guessing this is 500+ sf, so price per square foot is a tad high. But should sell for around $375k given how nice it is and the location.
