This FSBO at 101 Lafayette Avenue (aka The Griffin) in Fort Greene recently came online on the Brownstoner Marketplace. In addition to the great windows and views and the classic prewar details, this junior one-bedroom has a very attractively renovated kitchen. The asking price is $399,000, which is more than the same line on the 9th-floor sold for at the bottom of the market, but that was a lower floor and probably was not in as good shape. The monthly maintenance is $793. What do you think?

Also, the Fisher Paykel drawers idea is brilliant here. Can be used as storage and a dishwasher…just fill up the one not in use, then go back and forth.

I am the owner / seller of the apartment and just wanted to chime in.
I bought the apartment recently and did an extensive and very expensive renovation; was planning to live in the apartment a long time, but due to a change in work have to sell.
I listed the apartment at cost – purchase price plus renovation, and closing costs – hoping to break even.
The response to the listing was wonderful, and I ended up with three offers on the apartment;I have accepted an offer for over asking.
As to the apartment itself, the kitchen is very large for an apartment this size, as is the living room (I looked at new developments before buying, and I can tell you the usable sqft in the apt. is more than in “larger” units in the new developments. In addition, the double exposure in the living room, high floor, and small outdoor space make it a really special little place.
Not sure what to make about the comments on the kitchen – a dishwasher is very nice to have, and the layout works really well.
I would definitely recommend folks go the FSBO route – has worked for me a few times now.
As someone who grew up in Brooklyn, I am quite amused by the often inaccurate comments on Brownstoner related to the neighborhoods / specific buildings, etc…
People, Fort Greene is all over the map when it comes to value. Ive seen some crazy stuff lately…I heard that co-op of the day a few months back 21 South Portland #3R sold @ 98% of the asking price…if you do the math 98% of 499k is about 490k…that was only 550 sqft. That $890 a sqft, just through PPSF out the window.

Yea it had a deck but so what…lesson here, Fort Greene is the hottest neighborhood in the borough and people will pay a premium to live here because there is such a limited inventory on desired blocks…This co-op at the Griffin will sell close to ask I bet.

Oh yes, you can entertain, never said you couldnt. I mean was how often wiould someone be entertaining that they need a dishwasher.
But yes, i do agree with the OP about the counter space, that does make sense.

Get a dish drawer from fisher and paykel or kitchen aid, best of both worlds.
Stargazer, your views on layouts speak not at all to those of us who actually live in and enjoy small apartments.
I LOVE this kitchen and most certainly would prefer to have the dishwasher over what looks like plenty of storage space for a person or two.
Your comment doesn’t even make any sense. You claim people who live in small spaces don’t entertain (I live in a studio and have a friend or 2 or 3 over at least a couple times a week for dinner) and then in the same breath suggest that they need more cabinets? If, by your logic no one who lives in small spaces entertains or eats at home, why the need for more storage?
Your comments (while certainly fine as they are your opinion) really don’t seem to grasp the fact that some people enjoy living a simple life. I have 3 or 4 really super nice Le Creuset pots and pans that serve all my many cooking purposes. I don’t need 10 nor do I need a set of dishware for 12 or space for 24 rolls of toilet paper.
I don’t care how small your apartment is. A dishwasher is always a welcome feature.
