This FSBO at 101 Lafayette Avenue (aka The Griffin) in Fort Greene recently came online on the Brownstoner Marketplace. In addition to the great windows and views and the classic prewar details, this junior one-bedroom has a very attractively renovated kitchen. The asking price is $399,000, which is more than the same line on the 9th-floor sold for at the bottom of the market, but that was a lower floor and probably was not in as good shape. The monthly maintenance is $793. What do you think?

    Obviously you don’t have a dishwasher.

  2. Ok, forgive me for seeming to go crazy over this place, and my endless comments. But, I don’t know, this place has really struck me . .. . The casement windows, are the SO so drafty like everyone says?

    I think what strikes me so much is the feeling, in the photos, anyway, that things like the ceiling height and those beautiful windows and the terrace, make a small space feel about as large and airy as possible. I think that’s rare to actually pull off.

    (Wish the floor plan had dimensions on it, however.)

  3. Oh, I forgot to ask yesterday, if the owner is still around: I noticed the arched doorway. That’s a 1930s thing, isn’t it, but the building is older. Do you know if that was a 30s renovation?

  4. Well I was about to schedule a viewing until I read the owner’s post. It’s exactly what I’m looking for and would have happying bid over asking. I need some outdoor space ASAP.

  5. The apartment looks beautiful to me, small but really beautiful. The kitchen? It’s beautiful. Yes, yes, the open shelves — that’s a choice; I’m of two minds about it for all the obvious reasons. But hey, it’s not a hard fix to have them covered if you feel your dishes aren’t pretty enough or it’s too dusty, or whatever.

    And the dishwasher? Ha. I grew up with no dishwasher and the firm conviction that they were over-rated, and how much more work is it really to wash them? And don’t you have to half wash the dishes anyway before you put them in the thing? (Back then, I think you did; not so much today, I’ve heard thru people who have the magic machines.)

    Well, my sister, the opposite of a self-indulgent person, when she bought her apartment, was persuaded to put in a diswasher, despite being raised same as I was — anti-dishwasher.

    She would not live without one now. Wouldn’t live without one .. . . and she’s no big entertainer; it’s usually only she and her better half.

    Anyway, in short, I can imagine living in this apartment happily.

    Having looked at some of the new developments lately, what struck me first is what jmellon later confirmed: “…the usable sqft in the apt. is more than in ‘larger’ units in the new developments.”

    Thank you for your comment and so glad to hear you’ve received an offer over your asking price. Frankly, I’m not surprised. It’s a beautiful apartment in a beautiful building in a terrific area.

    You are correct…many people here have no clue what they are talking about. That’s not really the issue though…it’s that they speak as if they are experts, but I’d love to see how many come back and see that not only were they wrong on price, but that you got over your ask. Good luck to you.
