We like the look of this renovated prewar co-op at 415 Ocean Parkway in Kensington. The dark parquet floors work nicely against the clean modern lines of the modern reno. The layout and size (825 square feet) are also appealing, especially at a price of $255,000. Heck, the maintenance is only $603 too. Pretty nice, right?

  1. My kitchen, in a building opened in 1928, is 100-square feet and designed for the days when people had cooks. As do all the other kitchens in the building, it faces the center of the block rather than the street, because that’s where architects put “service” rooms back in the day. My idea: cut the kitchen in half and make an office. The reason: the view over adjacent town houses opens to the Midtown skyline — and the Chrysler Building! (Which must have been fun for the cook to watch as it was being built.)

    How many big and extravagant New York kitchens have I seen where owners almost never tread? Almost every one. And the worst offense: they open into livingrooms, turning the most important place in the apartment into a utility room, no matter how expensive and glossy the finishes.

    The Ocean Parkway apartment handles the problem pretty cleverly. At least part of the kitchen remains hidden, so its possible to ignore. (Much better than the latest developer trend of putting appliances along one wall of the living room and not even bothering to put in an “island.”)

  2. Didn’t see that subway note…”20 minutes to city” must mean to downtown Brooklyn, AFTER you walk 10-15 minutes to the F.

    Tho once the F goes express, it actually could take only 20 minutes to Manhattan.

  3. I know it is a 1 bedroom and a family will not live there. But then if no one cooks, why do they have a dish washer??? for show??

    Sorry, but my kitchen is huge, 15 x 18 and I am in Brooklyn in a building, so I could never go to smaller………………

    I guess everyone has different standards of living, and that kitchen is not mine.

  4. this is an OK deal but I think about 30-40K overpriced for what it is. Reno is fairly nice but this apartment is totally not worth it. Without any reno it would fetch 160K range so pretty sure reno is not worth 90K.
