This Corcoran listing at 65 Montague Street just popped up in the Marketplace. While clearly the ground-floor status doesn’t help the sales effort, the parquet and other original details combined with the Brooklyn Heights location are big positives. The chance to get a 1,000-square-foot two-bedroom co-op around here for $639,500 will probably be interesting to some folks, especially a couple with a small child, we’d imagine.

  1. Look like the foyer is big enough for a dining room table. This place is huge. Kitchen is nice, plenty of room for two people, and yet everything is close at hand and it’s easy to clean.

    (I sound like a broker.)

    But we have a kitchen of this size now and it’s very convenient. I previously lived in a similar apt with a 7×5 kitchen, and that was too small.

    There is nothing wrong with this apartment except it’s on the ground floor.

    I think there’s enough people out there (myself included) who love having the kitchen open to the living room (if there’s a breakfast bar). Better for entertaining. the kitchen always seems to end up being the gathering area when 2 or more guests are over.

  3. oh, and I also like a big kitchen because that is the only room where if i need to do a project, I can..without worring about making a big mess

  4. I like a kitchen big enough to hold a regular size table with 4 chairs that people can sit at and actually look at each other while they have a conversation, as opposed to sitting on a bar stool all in a row.

  6. I’ve seen this place. I think it’s lovely. It’s a little dark and you are right off the garden — hard to know if that’s good or bad. If the garden is empty all the time, it would be great. If the dads go down there to smoke or people gather, you’d have to shut your blinds. That would be bad. I think I saw a BBQ which would be really bad (IMO)

    And you’re right off elevator. Again, that might be bad or it might be a non-issue. Can you hear everything in the lobby? Can everyone in the lobby hear your crying baby?

    Kitchen needs updating but it’s a fine size. Too small for a table tho which leaves you eating in the living room?

    But it feel big and the maintenance is a good deal. Little bedroom fine for a kid.

    It’s been on the market for a long time. Too many “ifs” maybe. And no dogs is a bummer.

    The photo of the kitchen is unfortunate — the wide angle lens is a draw back there — makes it look much more bowling alley-ish than it is. It’s 12′ x 7′ — small, but not such a bad ratio.

    As far as I can tell, this is a lower than average BH asking price for what looks like a decent and decent sized apt. I don’t see 1000 sq. ft., but even at the 850 I count, that’s about $750 a foot.

    (For some people, ground floor is necessary or preferable.)

  8. The kitchen is technically galley style, though I think 7′ is wider than most, correct? Figure 28″-30″ width counters and stove depth, maybe 30″-32″ for the fridge – still leaves you live 4-1/2 feet. Plenty of room for two fat people to waddle past each other.
