We could do without that bathroom sink, but overall this two-bedroom co-op at 1110 Caton Avenue in Ditmas Park has a great vibe: Nice prewar details and lots of windows and natural light. The kitchen’s also been recently renovated. The asking price is $485,000, which isn’t cheap for a two-bedroom in this part of town…

The asking price is $485,000, which isn’t cheap for a two-bedroom in this part of town but this one’s probably nicer than most; it’s also got a real dining room. What do you make of it?

Curious if any of you went to see this apartment ???? i went to the open house &, i have been to this place b/4 and just had to see for myself especially because of the price difference . I saw that most of you were asking questions , and quoting facts, but after closer examination only part facts .
a) apt on 1st floor is only 40 shares , it was small , and very oddly shaped. I would not consider it a two bedroom . It was a nice starter apt for a bachelor who is athletic and wants to take adavantage of the park / parade ground 365 days of sports .
b) the building , paint color for the hallway is not nice , and could be redone and refix to highlight the vintage plaster victorian wreath reliefs on the wall
c) the apt on 2nd floor i saw again also 40 shares facing the back of the building dark and without a kitchen .
d) the apt on 4th floor opposite 16 was on market last year , it faces the back , but the light is nice and the owner uses both bedrooms which are quite large . but faces the back this was listed for 350 – 399, and the floor was not in good condition

faces the parade ground and it is huge ,,,,, the sun is incredible , the kitchen is not trendy , they are cherry cabs, dishwasher is fisher paykel drawer model . The fridge i have never seen b/4 and it is clever at about 80″ height , all metal inside looks like subzero but is a northland , I was quite interested in the fridge maint and the realtor claimed the motor is taken off the top … i see no disco in this kitchen as one poster above stated? the owner seems to like chandeliers , the kitchen lighting has a chandelier , which might reflect off the glass tile which in the photo gives a disco appearance… The owner uses one of the bedrooms as an office , both bedrooms are huge .
The big plus is that the owner eliminated most of the led paint . So Donatella , priming should not be a issue but a joy ! as far as the color of the apt , most new owners repaint , although the colors work well and naturally lead u through the apt and place is well painted. The bathoom is small marble and slate , with glass set in shower , toto toilet i think it is ok , the vessel sink does not bother me , but it is easy to change . This apt is 60 shares. it is at the front of the building , and none of the other owners on that side on floors 2 3 4 are selling or have sold since 2002 ….. In my opinion the apartment is UNDERPRICED……..
HERE ARE FACTS
iT’S across from the parade grounds and prospect park , the view is amazing and IT WILL NEVER EVER BE OBSTRUCTED , parade grounds are landmark the city has spent over 2 million renovating . Your paying for a view in the city, which is in limited commodity , the apt faces the park directly …..
The drawback is caton is a truck route , but i think that could be revised , so many kids and people frequent the parade grounds eventually it might get revsd… the bathroom although nice some might want to rip out the shower and put in a tub .
as far as the fourth floor walkup , the owner left amenities list of restaurants which deliver , laundromats which deliver and p/u , and supermarkets which del , all at no extra charge . Park slope rest also deliver here
If you like prewar this is a good deal and investment…. too bad i am moving to la my husband just got a gig there !
According to PropertyShark as well it is a 16-unit building. Four stories, four apartments per floor. However, the co-op corporation also covers the identical building next door (address 5 Stratford), which also has 16 units, so the co-op corporation (Caton Stratford Owners Corp.) actually owns both buildings, hence 32 units. Wonder what percentage are owner-occupied and how many are still occupied by pre-conversion rental tenants – if it’s under 50% there may be financing difficulties ahead, but combining the two buildings may be a help.
I like the apartment, but that fish-eye lens on the photos is painful, and it is considerably overpriced for the area (which is NOT Ditmas Park!).
I just realized it is actually two separate buildings, 16 units each totaling 32. The one where this apartment is located has 149 violations just for those 16 apartments. The other building, I guess on Stratford has 49 violations. So the co-op for 32 units has 198 violations, over 6 per apartment. And the other building’s MDR is also out of date (none for 2010). Also over here I would not pay so much for a walk-up.

It is definitely overpriced. You can get 3 bedrooms in Kensington and Ditmas for under 400. Also I am concerned about the building management. According to HPD, for 1110 Caton there are 149 violations, which is a lot considering according to HPD the building is only 16 units. Also the MDR has not been updated for this year as required by law as the last filing was last year. If you can pay a lot of money for this apartment, regardless of the pricing outcome, I would want to know that there is good management who will make sure the property is maintained and is paying attention to the co-op. This would give me some pause. I do not know anything about this Impact Management who is listed as the agent but at first blush this does not seem all that great. But i could be wrong
It’s not making sense to me that this place would be SO much more that comparable places in the same building. It’s just too much more. Not explainable by Kitchen/bath renovation. Not getting it.
Why would you rip that all out? It’s fine. The trendiness is cute, and will only be more so as the years pass. I love the disco kitchen. Looks like it was chosen for personal taste, not for resale value. Not crazy about the glass sink, but it’s amusing.
Ha, the dark moldings are what I like. Get rid of the rest.
But it seems the place is overpriced. 🙂
Caton Avenue = TRUCK ROUTE. I lived two doors down and it drove me CRAZY.
