At 400 square feet, it’s certainly not a large apartment, but it appears to have been renovated with built-ins that only a ship captain could appreciate it. Given the great location and condition of the unit, we suspect it’ll get some traction at its new price of $369,000. Plus it’s now in the Brownstoner Marketplace, so it’s bound to get more visibility 😉

I think this is a land lease building, probably why maintenance is so absurd. Taxes are low for brooklyn heights property.

I see your point DIBS, but if he can show that the marketplace moves properties, he can get more listings. I see the strategy, I just think we’re not getting very interesting properties to comment on.

So, someone could drop down $70K on a downpayment + 15K in closing costs in cash on this place, and still pay over $2400 month (not even including insurance) to live in a 400 square foot 1br.
Like just about everything else in Brooklyn Heights, overpriced.
FP on SE… you can assume, if it’s not listed in the ad, there’s a reason for it. And, there is. The Living room is only 10 X 11. The bedroom is 10 X 9 (although, that’s not incredibly unusual in a small 1BR). But, yeah, the LR is just too small to be useful. Plus, the maint = 863? For that size apt, it’s pretty pricey.
Location is good, and the place looks decent, but the kitchen kinda sucks, in my opinion.
Decent use of space with the built-ins… there’s probably a buyer for this place, maybe in the 350K range.
