This one-bedroom co-op at 60 Remsen Street in Brooklyn Heights was on the market this summer for $399,000 but failed to get a deal done. At 400 square feet, it’s certainly not a large apartment, but it appears to have been renovated with built-ins that only a ship captain could appreciate it. Given the great location and condition of the unit, we suspect it’ll get some traction at its new price of $369,000. Plus it’s now in the Brownstoner Marketplace, so it’s bound to get more visibility 😉

Personally, I hate all the built-ins. I look at this and think some people just don’t know when to stop.
60 Remsen is not land lease. You may be thinking of 100 Remsen on the corner of Henry.

So true. This post is an entirely altruistic act of charity, undercutting his normal business strategy of making the marketplace as ineffective as possible to maximize the length of time that ads appear.

More rooms almost always means higher psf selling price. One never sees a recommendation that someone knock down a wall prior to resale.
And, yes, most people would prefer that their bed not be part of their living/dining space.
if price was lower (say around 300k), it’s not bad. aint cheap but not bad at all. the built-ins and move-in condition is big plus. but from a compare & contrast, would prefer the similar or slightly bigger open studios nearby in the low to mid 200’s

i’m not sure why so many people insist on chopping studiios up into one bedrooms with two microscopic rooms. does a small one bedroom command a premium over a nice studio if they both have the same sqfr?

I think the layout of the space depends on how much stuff you have. This layout looks excellent for the person with lots of stuff to tuck away.
I’m impressed with how many windows this little place has. That seems very good and the built-ins are beautifully done, albeit ubiquituous.
As to the refrigerator/freezer. There’s one of each, so the cf is similar to a small upright. I don’t find this bad but I’ve noticed alot of people really don’t like to bend over…
Is this the building with the land lease? Or are they just getting socked by the DoF for RE tax?
