So we were interested to see this one pop up in the Marketplace. The former doctor’s office is a little unusual in its layout (it’s more railroady than most places in this building) but it’s not without its charms, which include a beamed ceiling and a private front yard with its own gated entrance. The asking price for the 762-square-foot co-op is $449,000. By comparison, a slightly smaller one-bedroom on the 12th floor with much better light and views but no outdoor space is asking $545,000.

No, not at all. I just have little-to-no interest in staring out my window, unless there’s something happening out there worth looking at. Maybe I have ADD, or whatever it’s called.
A long time ago, I rented a place in Northern CA which had a big deck that overlooked PCH and the Pacific Ocean. THAT was a decent view, but honestly, I never just stood there, slack-jawed, gazing into the horizon. It was kinda fun to try and spot dolphins, though. I have yet to see a view in NYC that was even close to that one, and my place wasn’t even expensive.
I realize I’m in an incredibly small minority.

I’m with you. Don’t need tons of light myself either. I would much prefer a garden.
Nice building but this place has barely any windows. I’d classify it as more of a studio than a one bedroom. Is it really 762 sf? Is the front door and front yard on Lafayette?
this looks nice, move-in ready, nice outdoor space. just not sure if those offset it’s on the 1st flr off busy street and lack of windows. Like the FSBO site (which is always tons better than the stuff on brokerage sites). I’m guessing this gets sold around 425k.
I’m with you, b’way. If I had to choose between a view and a yard, I’ll take a yard all day everyday. If I lived in the Bay Area I could have both.
It looks like a great apartment, I love the kitchen. The photos were well done and give you a feel for the apt.- hopefully a motivation to brokers. The private entrance is great too. The maintance is a drawback top me at almost $800 (you don’t see the doorman or use the elevator)and the website talks about the lobby being renovated in the fall – higher charges?
