We’ve written up a lot of listings in our day at 101 Lafayette Avenue, Fort Greene’s biggest prewar apartment building, but never a ground-floor unit. So we were interested to see this one pop up in the Marketplace. The former doctor’s office is a little unusual in its layout (it’s more railroady than most places in this building) but it’s not without its charms, which include a beamed ceiling and a private front yard with its own gated entrance. The asking price for the 762-square-foot co-op is $449,000. By comparison, a slightly smaller one-bedroom on the 12th floor with much better light and views but no outdoor space is asking $545,000.

The one advantage I see of this apartment is that with your own private entrance, you don’t have to endure the incredibly shabby common areas of this building. A friend of mine lives here on a high floor, and while I love his apartment and view, I was appalled by the condition of the common hallways.
I’m not sure which is more overpriced, the 1br with one whole window (none outside of the bedroom) at $600 psf or the one with no outdoor space at $700+ psf (plus $1000 in maintenance).
The “garden” is a patch of grass next to the front door along Lafayette – and yes, there is only ONE window, next to the front door.
I guess for mole people its a fine place.

That’s not total. Add 37.5% depreciation over typical ownership period (5 years). North of 7 grand per month.
