This For Sale By Owner listing in the Brownstoner Marketplace is one of the more tasteful renovations we’ve seen in a long time. The two-bedroom, two-bathroom co-op at 414 7th Avenue still has its prewar bones but recently underwent a makeover that added a new kitchen, built-in storage units and more. And given that the Park Slope pad has about 1,100 square feet, the asking price of $749,000 and maintenance of $950 both seem pretty reasonable as well. What do you think?

All I know is, no apartment on 7th Ave is going to stay that white unless the windows are permanently closed, locked, and hermetically sealed. And no one leaves or comes in.
It is a cute apartment, but if I were paying that maintenance I would want a doorman, or at least a live-in super, and an elevator.
I wouldn’t buy it because the bagel hole is caddy-corner from this place and I’d be too tempted to carb-load every morning.

The buidling is 20×50 and this is one floor

B.S. lying aside, the other unit that sold in this building in early 2010 was a 950 sq ft duplex with a 500 sq ft private garden. That one sold for $631K.

Jonathan Miller says 1/2 is a good ball park for outdoor space (e.g., if the apt is $700 psf, add $350 psf).
Follow along now:
950 + (500/2) = 1200
631k/1200 = 525 psf – THAT IS YOUR COMP
525 x b.s. listing sq ft of 1100 = 577,500
525 x actual sq ft 0f 880 = 462,000
Don’t get me started on maintenance of over a dollar psf for a commercial strip walk-up.

i would be surprised if they get more than $699K. it’s a beautiful apartment, but there are other listings out there that aren’t in walkups that are priced in this neighborhood.
About 5 years ago the other units in this building sold for the mid to high 600s so the ask for this one isn’t out of the question. The basement/garden unit with is smaller than this sold for 631k.
Yeah it’s on 7th avenue so you’ll have more noise but the bedrooms are in the back.
I’m thinking I could get the same coop in Bronxville for 450K with a parking space, without the dentist office, and within 28 mintues of Grand Central Station.
I think they did a nice job with the reno! plus I love that area. am guessing they are pricing it based off comps from across the street(the really nice condo building with the name that escapes me) I think the maintenance is really high – agreed!
