Although we wish there were some crown moldings left, it’s hard not to like this one-bedroom co-op at 21 South Portland Avenue in Fort Greene. Reason #1: The 350-square-foot private roof deck off the living room. It also helps that the apartment is located in a 25-foot-wide brownstone, so it feels a little roomier than your average townhouse subdivision. The monthly maintenance for the 800-square-foot unit is $635 and the asking price is $499,000. (By comparison, the unit downstairs from this one sold for $619,000 back in 2007.) What do you make of it?

It’s a one bedroom. How many families buy one bedroom apartments in the half million dollar range?

I saw that apartment when it was on the market several years ago and it is no more than 500 sf of interior space. Sales price of $429k in 2006 is all you need to know. Granted the deck is charming but there are virtually no closets (other than the bedroom, which is so small I wonder if it is legal) and the kitchen is miniscule. The apartment downstairs benefited from a huge second bedroom in the extension under the deck of this unit. That much larger unit below also had very high ceilings and an updated kitchen. Night and day–they are lucky to get 400k for something this small.

I like Fort Greene, but not at $900/sf.
About 550 sq feet. Maintenance is then huge for an apt that size. For that cash there should be someone to carry up the kid.
For that price, I’d want a BR wider than 8 feet, and a bigger/better kitchen. I figure, I’d have to dump about $20K into the kitchen to justify a 500K nut.
Plus, I know it’s not a real popular sentiment around these parts, but I’m not wild about Ft Greene. If this were in Carroll Gardens, Cobble Hill or BH, I’d probably put up with the narrow BR & crappy kitchen. Then again, it would probably cost more than 500K in those parts.
Nice but small apt on a brilliant block. Location sells though. This should sell pretty quickly for around $450k i reckon.
What I make of this is it’s 1/2 floor of a brownstone that measures 25 x 45, and thus can’t possibly be 600 sf, backed up by a look at the room dimensions on the floor plan (why are there 3 for the LR, BTW – is that for cubic feet?). Sold for $429K in 2006, and considering that both 2nd floor units have the same owner, I’d imagine that if he did pay that much for 2R, it was for the purpose of combining the two, although PropertyShark shows a UCC-1 filing on 2F at the same time, with no associated mortgage, so he may have paid that for both units. A better comparison might be 3F, which sold for $429.5K in April, 2007.
