Although we wish there were some crown moldings left, it’s hard not to like this one-bedroom co-op at 21 South Portland Avenue in Fort Greene. Reason #1: The 350-square-foot private roof deck off the living room. It also helps that the apartment is located in a 25-foot-wide brownstone, so it feels a little roomier than your average townhouse subdivision. The monthly maintenance for the 800-square-foot unit is $635 and the asking price is $499,000. (By comparison, the unit downstairs from this one sold for $619,000 back in 2007.) What do you make of it?

  1. Way too expensive. Buyers of smaller apartments should ask themselves if they really want to be in Brooklyn. Heresy, you cry! Well maybe, maybe not. Given the current state of the market this is exactly when first-time buyers, singles, and anyone else who doesn’t need a lot of space might be better off looking in Manhattan.

  2. If this gets 499K I’ll cheer as I got a one bedroom floor thru with 3 exposures, 2 fireplaces,770 sq feet and a smaller deck with a cheaper maintenance on Clinton.

    That being said, would this rent for $2700 month? Not so sure.

  3. This is a gorgeous building, one of the nicest blocks in Brooklyn, its got a wood burning fireplace which adds charm, the outdoor space is what will sell this place. As far as I know this one of the only co-op brownstones on South Portland none the less one w/ a private deck. Its a small 1BR Yes, but this is a unique home. There is nothing else like this apartment available in Prime Fort Greene. It will sell close to ask. Everything else available is not on a park/land marked block, if it is its a newer co-op and those are still in the 400-500k range, or new construction which are priced around the same. This will go fast.

  4. No 600 square feet here. Maybe 500. That’s $1000 a foot. Huh? Plus over a dollar a foot in maintenance. Small bedroom, bathroom-sized kitchen, ONE closet .. . . Yes, nice deck, but is a deck worth THAT much?

  5. Pretty block and deck but you do not live outside. For a half million you get a third-floor walkup with the bathroom next to the kitchen? No services and $635 maintenance? Easy for me not to like.
