You don’t see a lot of four-bedroom co-ops hit the market in Park Slope, especially for under a million bucks, and, while some of the bedrooms aren’t exactly palatial, this pad at 821 Union Street is still a pretty interesting option for a large family that needs to be right in the middle of things. The floor-through apartment has nice details and appears to be in good shape, though there are no photos of the kitchen or bathrooms included. The monthly maintenance is very low at $550 and the asking price is $845,000. Thoughts?

  1. Definitely a walk-up, probably on the fourth floor since they have roof rights. That’s a lot of stairs.

    According to Property Shark, the building’s dimensions are 22.5 x 65 feet. That won’t all be living space, but I’m guessing the apartment is probably between 1,200 and 1,300 square feet.

  2. I’m guessing this is a fourth floor walk-up. Not a pretty picture for anyone with small children. And the laundry is in the basement. These are two things that make this apartment sub-optimal for a family, regardless of the good location and price.

  3. Streeteasy shows this unit having been rented in Oct. 2009 for $3,400. Now they’re trying to sell. Seems like an excellent price for a four-bedroom apartment in this location. I wonder if they’re taking a loss?

  4. The 4th BR is located right off the LR in such a way there’s no way it could be a BR. Nice apt. The noise of Union St is tragic though. So many trucks on that street it’s crazy. It must be the main truck route of Brooklyn. But maybe you could put in quadruple-pane windows and the place seems already priced for the location.
