Co-op of the Day: 821 Union Street, #4
You don’t see a lot of four-bedroom co-ops hit the market in Park Slope, especially for under a million bucks, and, while some of the bedrooms aren’t exactly palatial, this pad at 821 Union Street is still a pretty interesting option for a large family that needs to be right in the middle of things….

The floor-through apartment has nice details and appears to be in good shape, though there are no photos of the kitchen or bathrooms included. The monthly maintenance is very low at $550 and the asking price is $845,000. Thoughts?

This seems to be a great deal. And imagine the money you save on gym membership if this is a 4th floor walk-up? Imagine the shape your ass would be in within 2 months! Seriously, though, I like it. Think this might be one of those that goes over-ask.
So in this original apartment, was the bedroom behind the kitchen originally a dining room? And the kitchen was its own room, not open to the LR?
Dave, too funny.
So you have slate mantels? Do they have the original faux painting on them? What does it look like!?
If this had a W/D (or permitted installation) I think it would sell this week.
This is no 4-BR apartment. I mean while we are at it, why dont we make the dining area into another room and call it a 5-bedroom…. But seriously, our friends had the same apartment layout in another building further up Union, but on a lower floor. It is for sure a walk-up. That apartment was configured into a large master bedroom, with a study attached to it(made into 2 bedrooms in this layout), and then a small 2nd bedroom. The “4th bedroom” was just part of the living room. That apartment sold in late 2007 for $730,000. Im sure someone will pay more for this.
I assume it is a fourth floor walkup?
There’s the rub.
very nice layout.
The maintenance is crazy low.
Check for assessment history.
Lovely apartment, and priced well, considering the location, the space, the 4th-floor-walkupness. This should go fairly fast.
11217, I do too actually but not when the rest of the room has nice crown and baseboard moldings. And yes, a lot of people love it under any circumstance. They’re just not the types I’d care to have dinner with. 🙂
