This new listing at 47 Plaza Street West isn’t quite as huge or swanky as its 11th-floor neighbor (which appears to have sold very recently) but the two-bedroom, two-bath co-op is impressive nonetheless. The apartment has all the prewar touches that you’d expect from a Candela building. Probably the only nit we can come up with is that the second bedroom is on the small side (though you could close off the dining room and solve that problem). At $1,768, the maintenance isn’t low, but then again it’s a full-service building. The asking price is an even $1,000,000. Think it’ll fly? (Note: We’re removing the Pricing Widget until we can get a more sophisticated version built with predictive measures other than the average price, which 99 out of a 100 times dramatically understates the ultimate sales price.)

Wow, 1 million for what looks like a converted one bedroom (I am pretty sure that second bed and bath were originaly part of the dining room, but I could be mis-remembering the layouts in that building). I remember the time not long ago when real 2-bedrooms in this building went in the 325-350 range . . . so maybe that makes it more difficult for me to come to terms with $1 million for this, even though I love the location and the building.

  2. geez- that sounds like you’ve maybe been sued by an upset seller over this widget result.

    i think it’s a bit of a shame to change it. even though it is off target, it is consistently off, so folks can gauge where the ppty will sell pretty accurately (add 15%).

    changing the widget methodolgy will destroy the data set.

  3. The regulars know that, Tybur6, but in its current configuration a less sophisticated reader could be forgiven for thinking that the average price was a statement on what the property was worth at sale…

    :-/ why? isnt the point of the widget to see what readers think a place is worth? this reeks of game show tomfoolery to me.

  5. Second bedroom also doesn’t have a closet. And opens to the kitchen (easy enough to close off, though). No pic of the kitchen or bathrooms, so both must need updating.

    It’s a funny little thing, but I love built-in bookshelves; it gives me a wonderfully snooty Woody Allen movie frisson.
