We’re really liking the look and feel of this second-floor loft at 110 Clifton Place. The two-bedroom space in a former ping pong factory has high ceilings and an open layout, like you’d hope, but also two real bedrooms. The monthly maintenance on the 1,162-Square-foot apartment is reasonable at $844, and the asking price of $650,000 comes in at a little over $500 a foot. We bet this sells fairly quickly for around $620,000. Thoughts?

  1. The loft buildings on Lexington (95 and 105) were both selling at about 100K cheaper than this for about the same square footage, last I checked. Maybe I’m unrealistic, but $550K seems about right to me for something like this. The location is okay, but it’s not amazing.

  2. The only exposure appears to be west – unfortunately facing the rear of low rise buildings on Classon. Especially evident from the non master bedroom which has only one window. Perhaps nearby eateries are “up and coming” , but was wondering what would this place be worth in Park Slope?

  3. Haha boerumres, we must have been looking around the same time. Now, while there is not a ton of stuff, there is enough to make you feel like you don’t have to travel whenever you want to eat or drink. The stretch of Franklin around here has a couple of cool new restaurants and bars too.

  4. That’s v. interesting wasder. I looked at an apartment here in 2004 or maybe 2005, and thought looks nice, lots of space, but where the heck am I going to go do anything.

    The listing says “North and South exposures”, which makes no sense as the FP only shows one wall having windows. But given those choices I would have to conclude its south since I north facing will never receive direct light (and clearly there are high angle sunbeams coming through the trees/windows and landing on the floor).

    Nice place and in a nabe that truly surprised me over the last 4-5 years.
