This one-bedroom at 2 Grace Court in Brooklyn Heights is pretty slick for a prewar apartment. The crown moldings appear not to have made the cut, but the original floors are a nice foil to the modern kitchen and built-ins. The maintenance of $949 comes in at around a buck per foot (the apartment is 905 square feet) and the asking price is $645,000. For comparison’s sake, a one-bedroom on the fourth floor (which, judging from its maintenance is quite a bit smaller) recently sold for $439,424. Beautiful building and killer location!

I’ve also seen dark and depressing apartments in the building … but also bright and open ones as well. It’s a gross generalisation to apply one set up to every apartment in this building.
As far as comparable 1 BRs, I’d submit that you need to be clear as to whether the others you saw have doormen and elevator service. More importantly, what’s the sq footage? I’ve seen apartments in the Z line (and its equivalent elsewhere in the other 3 towers) that’ve been converted to 2 BR apartments, and which have sold in the high $700K/low $800K range. The current price per sq ft is in line with comparable apartments.
This asking price reminds me of those at the board of ed bldg turned condo by the wallentas. Clean renovations matches BOD, but for me it would come down to location and would probably choose Grace over Boreum Place. This is a large one bedroom for the bldg, the few I saw here were teeny tiny. Though 645K could be better spent.
There is much better on the market in Brooklyn Heights for cheaper.
Just a quick look at Brown Harris Stevens and Corcoran turns up a dozen 1 bedrooms in the 400K’s which look equal to or better than this place.
I once looked at an apartment in this building and found it really dark and depressing.
OK, really, why ARE so many of the Co-ops of the Day in Brooklyn Heights? I even live/own nearby so have a higher-than-average interest in the neighborhood, but I still think it’s disproportionate…
Manhattanite, the roof deck may not be large, but it’s not exactly small. It was sufficient to host a 25+ person wedding over the weekend, bridal party included.

No mention of the view, however. Might be the BQE. Another problem with 2 Grace Court is that the laundry room can require multiple elevator transfers, steps and a cellar labyrinth. The roof deck is a postage stamp that may be on another building. For an elevator building, 2 Grace Court must be the most inaccessible building there is. That said, it has its charm.
If the wire form in the bdrm conveys, should go quickly.
