We’re digging the lobby of this one-bedroom co-op at 15 Butler Place in Prospect Heights, and the apartment itself looks perfectly nice too (though the closet door appears to be of Home Depot provenance). The prewar building also offers a sweet common roof deck with views of Manhattan. The monthly maintenance of $745 sounds about right. How about the asking price of $349,000?

  1. Oh my god, closet doors from Home Depot. Do you know how many vinyl trees had to die for that door?

    Take at least $5000 off the value of the apartment for the crime of shopping at Home Depot, or Lowe’s or Ikea!

  2. Not sure about this particular building, but I know the building next door has big lobby stairs like this one, but also has an elevator.

    The floorplan posted by DitmasSnark appears to be accurate. Looks like a pretty sweet one-bedroom at a decent price, and the location is great — close to shopping, restaurants and bars in both Prospect Heights and Park Slope, near Prospect Park, the library, Brooklyn Botanic Garden and the farmer’s market, and a short walk to the 2/3/B/Q trains,

    The broker could definitely do a better job by pointing out the benefits of the location, and posting a floorplan, square footage and picture of the kitchen.

  3. Exactly, Ty. Granted you’ve got to come up with the downpayment (which ain’t easy) but if you’ve got it, a place like this once you factor in the mortgage interest deduction is about 2K a month. Much less than all these new condos.

    So it would seem (at least in this case) that owning is cheaper than renting. Now granted this place isn’t going to text you when your laundry is done, but it’s a solid location and looks like a solid building.

  4. At $2244 a month mortgage and maintenance, it’s cheaper to buy this apartment then it is rent pretty much any of those new condos in Downtown Brooklyn or Williamsburg.

    Aren’t they around $2400 for a 1 bedroom?

  5. There is something about the corners of the panels on the door that make me, too, think it’s one of those fake wood grain doors. FOr this apartment, I’d think it was a replacement. I’d expect the door to be a single recessed panel.

    I really can’t tell how big the place is, but there seems to be space around the bed and there’s an armchair placed catty corner in the living room. If it’s a decent sized one bedroom, the price seems more than fair compared to other apartments I’ve seen lately.
