Co-op of the Day: 40 Prospect Park West, #5G
This convertible two-bedroom at 40 Prospect Park West isn’t long on either old-world charm or sexy modernness, but the 900-square-foot apartment appears to be well-kept and the location, at the corner of Garfield overlooking the park, is obviously fantastic. This convertible two-bedroom at 40 Prospect Park West isn’t long on either old-world charm or sexy modernness, but the 900-square-foot apartment appears to be well-kept and the location, at the corner of Garfield overlooking the park, is obviously fantastic. And unlike a lot of small second bedrooms, this ones got nice windows and exposure. Given the size of the apartment, the monthly maintenance of $672 is quite a good deal. That should be a helpful factor in trying to achieve the asking price of $589,000.

It’s really a 1 bedroom and maintenance is $900. So $589k ask is ever so slightly optimisitc. But I reckon they’d settle for $530-540k, which is reasonable i suppose.
By the way… “Come see what gracious living looks like.”
Umm, so it looks like a standard rental unit. Or sorry, what a standard rental unit *should* look like if they the majority weren’t shit holes in this town. Downpayment of $118,000 (One Hundred and Eighteen Thousand!) followed by $3,500 a month to gain access to this “gracious living.”
Rich people are stupid. The location is nice.
Throw in another, what, $400 a month if you have a car.
Yeah — the listing says $900. And I still don’t think $672 is that great of a “deal.” I hate that language.
Listing says the maintenance is $900. $672 is a much better deal!
589K…seems like a reasonable ask. It is Park Slope after all.
Buyer would just have to invest in new paint to rid the apt of the hospital colors.

This seems pretty damn reasonable. What’s the catch?
sorry, but some properties just should not be viewed in full screen…
I know nothing about photography; what type of lens distorts the side walls like that? That’s an 18 x 12 LR, and I don’t think they did the owner any favors with that shot.
