While we’re not in love with some of the design touches in the kitchen and bathrooms, this three-bedroom co-op at 135 Prospect Park West has a very nice prewar feel to it. The configuration is a little odd but there are a ton of windows (with great views) and a couple of fireplaces to help make up for it. The maintenance of $1,593 seems a little high though. The asking price is $1,225,000, also probably a bit of a reach, considering this two-bedroom Co-op of the Day sold for $737,000 last year, though that was at the depths of the market’s despair.

  1. If this is for a family with children, I think the parents would rather be off the LR and kids down the hall, and to make everything more equitable, move the door to the last bedroom so that both bathrooms are open to the hallway.

    Otherwise, it’s a nice apartment with a couple of odd reno choices but nothing that will scare off brokers. If this was close to GAP, it would easily get its ask. I’m not sure if this far south will get the price, but I agree with Minard that this will either get just at $1 million or else up to $1.15M. Depending on how much these people want to sell, they might even find a buyer willing to offer ask or above but that could take some time.

  2. Nice apartment, elevator building, two baths, good light and views. All good. The high maintenance will knock down the price considerably. It is quite high for Park Slope. Still, It is bound to sell for over a million, the Slope is on a roll.
