While we’re not in love with some of the design touches in the kitchen and bathrooms, this three-bedroom co-op at 135 Prospect Park West has a very nice prewar feel to it. The configuration is a little odd but there are a ton of windows (with great views) and a couple of fireplaces to help…

While we’re not in love with some of the design touches in the kitchen and bathrooms, this three-bedroom co-op at 135 Prospect Park West has a very nice prewar feel to it. The configuration is a little odd but there are a ton of windows (with great views) and a couple of fireplaces to help make up for it. The maintenance of $1,593 seems a little high though. The asking price is $1,225,000, also probably a bit of a reach, considering this two-bedroom Co-op of the Day sold for $737,000 last year, though that was at the depths of the market’s despair.

I rember looking at apartments here in the late 1980’s or early 1990’s. The builidng had great bones but many of the people had exterior window gates on their front doors. The places were really cheap, a big two bedroom on the ground floor was around $125K, but it kind of spooked me.
Boerumresident — I think you’re right. At first glance I thought it was the same layout, just flipped, but it looks like the small bedroom is wider in the comp I mentioned — which makes it seem less like a maid’s room, more like a “real” bedroom.
That said, I bet the owner of this unit will be anchoring to that comp.

Overstated. Always admitted RE slow moving and will plunge at that rate over time. Forget comps, I’m calling bullshit on the whole “3BR” market. BR dims have to be at least 9′. End of discussion.

Does someone really think it’s worth 1.38 per widget? For high maintenance, tacky finishes, small 3rd BR, non-ideal layout to have a bedroom right off the LR, and no real foyer (where do you enter anyway)? 1 mil seems generous.
Ok BHO… give me a f’ing break – your credibility is a bit suspect given your slavish insistence that prices are going too plunge any sec now….but since I agree with you about the general irrationality of housing prices I entertain your dogmatic refusal to even contemplate that you may be wrong BUT when you say stuff the following related to an Apartment bedroom in NYC I begin to think that you may have fully lost all touch with reality:

Yes BHO not possible here – or in many MBR of some pretty expensive NYC RE. Again 13×7 is far from a great 3rd BR but it is in keeping with the 3rd Brs in most comparable apartments of a similar size and price in the area or comparable areas. Got a comp to refute that?????
Oh, and I think this: “You will spend hours gazing out at the sunsets, sunrises, and twinkling evening views as you prepare meals in the spacious kitchen with excellent counter and cabinet space and then move into the huge separate dining area to enjoy the meal in comfort and style. Stroll into the living room and enjoy…” made me throw up in my mouth a little.

Can’t tell from the floor plan where the front door is, but this seems perfectly nice, if a little worse for the wear.
The floors, tub siding, kitchen etc. seem to need updating or re-sanding and staining, and I hate when bedrooms are plunked down, alone and with no bath, apart from the others…
But other than that, it looks good. It seems to me the price might be 150 to 175k over?
Then the 3rd br in virtually EVERY apartment from brand new to prewar is really not, fsrq. It’s a brownstone alcove. These never really work as a true bedroom. You should be able to run a queen bed parallel to the window and walk around it. Not possible here.
And that small closet in the master demands 3rd BR cannibalism.

This is the best layout I have seen like in light years, a real kitchen, with a window, and a place to put a table and 4 chairs, (just in case 4 people actually feel like playing cards or a board game)
….and yay !!! a window in the bathroom.
It is decorated awful, byt the layout and all the windows is a win win for me.
