The new listing for 61 Pierrepont Street doesn’t actually say that the three-bedroom co-op is an estate sale but it sure looks that way. The 1,050-square-foot pad has all the prewar bones you’d hope and expect (moldings, original bathroom) but will definitely require a pretty major tune-up before a new owner moves in. The building’s great, as is the location. At $1,647 a month, the maintenance strikes us as a bit rich. Considering all that, what do you make of the $815,000 asking price?

  1. I live in this building, and can clear up some misconceptions. There are two bathrooms here: The one you might not know about is narrow and off the maid’s room. Right now there is a bizarre old bathtub in it, but it can be fully modernized, though it will still be small.

    The building does not have dirty common areas! No dirty halls! It is quite nicely maintained. Great old tile and stained glass windows. We have a lovely common roof deck also. The people who live in the building are very pleasant. No crazy coop board.

    This is not the place any of you viewed two years ago. The woman who lived in it as a rental was there for over 50 years, and has recently passed away. Her stuff was just cleared out two weeks ago.

    Building elevator is small, but is not particularly slow. Everyone does manage to move in and out just fine, though. It’s not like people haven’t lived here for the past 100+ years.

  2. All of you yahoo numbskulls out there should know that the more you denigrate Brooklyn Heights, the more you denigrate all of brownstone Brooklyn. Brooklyn Heights is where it all began. It is still the lodestar that realtors and banks look to for setting prices. If you still have half a brain after all the blow and brew you obviously consume, you would know that what is good for the Heights is good for Brooklyn.
    Duh!

  4. A small two-bedroom apartment? Are you drunk?
    This apartment has a living room and a dining room plus three separate bedrooms.
    And of course this was a rent-control unit. It is an unrenovated apartment in near-original condition as are most sponsor units. The good news is you can buy cheap and put in the finishes you like.

  5. Minard Lefever is right. This unit has the look of a rent control that was likely renting for $300 a month before the sponsor finally got possession. With a $200K reno you can basically have a small 2 bedroom apartment for only $6K-$7K per month.
