Sometimes the fantasy is better than the reality. The idea of a high-ceilinged apartment carved out of an old church sounds great. As this listing at 450 Clinton Street shows, however, the resulting space can be a little awkward. It’s hard to see how this will end up fetching close to the $850,000 asking price.

  2. Is the common charge not listed? That’s odd. One would assume with such a high asking price the carrying charges would be very low. The two are always inversely proportional.

    ..the comment about only two windows for 800,000 is pretty eye-opening. I mean this is Carroll Gardens not Tribeca.

  3. There are a lot of steps but that’s true of brownstones too.
    I like the vaulted ceiling and the common garden a lot. I think the unit definitely has a lot of charm. It will appeal to someone who doesn’t want to live in a cookie-cutter apartment. The price does seem quite high for a one-bedroom. I think the sale price will be a number beginning with 6.

  4. I know someone who lives here in another unit. It’s a nice building but the layouts are difficult and the windows/lighting sometimes not great. For example that floor window in the kitchen.
