This seems very aggressively priced.
Let’s just look at the math for a second:
Propertyshark.com lists it as last being sold for $711,00 on 10/23/2006, when the market was very strong. If you figure the square footage generously which, let’s face it, floor plans already do), then this place is probably around 800 square feet. In 2006 dollars that’s roughly $888 a square foot. At today’s price of $850,000 this would be $1,062 per square foot! Even if it’s closer to 900 square feet, it’s still a king’s ransom.
As I see it (and as other’s pointed out above) there are some issues with the apartment: there are only two windows (and don’t be mistaken: that warm light in the apartment is from the photographer’s lights and not from the windows), the kitchen lacks counter space, the utility closet messes up the living room layout, the ceilings in the bedroom are low, and it’s a co-op (my own personal issue, maybe).
In terms of positive features: it’s a unique space, it’s in a very good location, and it’s a nice size for a one bedroom (not at this price, but in general).
I know some of Ms. Naini’s listings have been on Brownstoner before in the past for being over-priced, but this takes the cake. Either she or her buyers are being unrealistic here. At one time I thought of using Ms. Naini to sell my place, but on the phone she kind of put me off by saying, before she came over, that I would need to be realistic about pricing my place (this was this winter) because it’s not like it was in 2006 (I never mentioned a price I had in mind, btw). So this is her idea of realistic?

The photos make it seem like the conversion drained the space of its magic. But I think this is the kind of place I’d have to experience in person before I can tell what’s going on. The photos and floor plan look blase’ though.
I know this building. The biggest issue (well, excluding layout) is the noise factor. If you have a kid next door or even someone with a TV, you will know what they are watching and hear those kids talking ALL THE TIME. I have been in here and it has been a source of pain for my friends for the last year. They even put up a thick carpet as wall decoration in their bedroom to avoid the stray, um, bedroom noise from going next door.

come on people. expect more for your big bucks.
I’ve seen a number of units in this church (I lived around the corner for 10 years), and I’ve found the layouts I’ve seen universally bad. There are nice church conversions (e.g., the condos in the Arches generally, and hopefully in the condos being built in the church on Kane Street), but this, IMHO, is not one of them.
