We’re loving this FSBO at 76 Remsen Street in Brooklyn Heights. It’s totally charming, has a nice flow and is obviously in a great location. The only thing getting in the way of it achieving its $849,000 asking price that we can see would be that it appears to work much better as a generous one-bedroom with home office than as a true two-bedroom, as evidenced by the floorplan and the fact that the sellers have a young child and are now outgrowing the apartment. Wonderful place though.

The floor plan looks like it may have been an “Edwardian Five”, i.e., LR, 1BR, DR, Kit, and Maid’s room. I always wonder about the original owners of places like this with only one bedroom, a “formal” dining room and room for a servant. What a life!
Ah, right, that exposure is north and seems obstructed. Still, the nursery look literally like it’s shot at night. But maybe not. Tho this is where it would help to have some filler light, not the crazy amount you see in some agency listings, but some, just so the room feels warmer.

Unless I am mistaken, the kitchen and 2nd BR are facing North at the bottom of a de-facto shaftway created where various building facets come together.
Since it’s apt 1C we’re talking about here, those rooms are probably not blessed with the same light that the other, unobstructed S and E exposures have.
If you look out the window in the kitchen photo (and perhaps through the shades of the 2nd BR, not sure), there appears to be brick wall just beyond it.
They were savvy to insert a photo of the well-lit master bath (from clear across the other side of the apartment) between the pictures of the kitchen and adjacent 2nd BR, as it breaks up perception of less light along that side of the apartment.
Nice apartment, if a bit small for the price.

A couple of years ago I tried to get friends to buy a unit in this line. Estate condition (which I like), in the 500s. They should have bought it god damn it! Cute vista looking out those french doors.

Shooting truly good interior pictures is a real skill, not for pseudo anyones. But I agree that these are decent enough amateur photos, adequate for this purpose (tho, of course, profession ones would be dramatically better, and the lack of daylight in the baby’s room jumped out at me too).
I think it’s a beautiful apartment, especially if you don’t have to use the little office/nursery as a bedroom.
I hate to disagree with my new friend BoerumHill 😉 , but I think this is a great FSBO listing, better than many broker’s listings. Nice apartment too. Not loving the kitchen. But I love the red-painted dining room. 2nd BR may be too small for my needs, but balcony for CDog and apartment looks out on Grace Court Alley, one of my favorite “blocks”.

I think it’s a nice-looking place. It’s got a lot of things I’d hypothetically like if I were looking (laundry room, place to stash bikes, outdoor space). The only thing I don’t love is the kitchen and bathroom being so narrow and cramped–I wish there were an easier way to open up those spaces.
