The interior of this new listing at 10 Willow Place feels more like a rental than a co-op in Brooklyn Heights, but it also looks like a decent deal for a townhouse floor-through apartment in prime Brooklyn Heights, especially when you factor in the private deck and the low maintenance. The asking price is $535,000. Not bad, right?

  1. Sorry, not sure where the word “prime” came from in my comments. I would be hard pressed to argue with anyone that this location is “prime Brooklyn Heights”. Still think it is a reasonable ask though.

  2. This is actually one of the more reasonable asks we have seen on the site in some time. $535k for a c. 700 sq ft place is $764/sq ft for prime Brooklyn Heights, which is in line with current trading comps. Most asks are at least 20-25% too high.

    Now, I know the interior needs work but I would say the deck (which I did not factor into the analysis) offsets this needed work to a large extent. Some will harp on how there is no proper kitchen, but this is clearly not targeted to a family (this is a one person pad) so they are probably not eating in all the time anyway.

  3. I agree with Ringo. 500k is peanuts for the deep pockets looking in BK Heights. 100k renov is also peanuts to these prospective buyers. These are people who drop $2k for fancy purse or something and believe it’s a good deal – ie no folks with regular joe income/wealth

    Crappy newish bldg, but great low maintenance, and the floor plan makes sense. Comes with DW and stackable W/D, decent size 2nd bdrm. Little more than the CotD, smaller deck, and not exactly **Willowtown**, but in the nabes we are looking (Heights, Cobble Hill and Boerum), slim pickings in the 500-700K range.

    But if the banks would loosen restrictions on small co-ops we would have a lot more options. Regardless, 10 Willow Place won’t be a consideration either way.

    OK, but if you were really dead set on living in that sleepy little corner of the Heights…I guess you could swap the door with the window on the left, creating an EIK that works. But man is this thing a POS in its current configuration.
