The main room of this ground-floor studio at 915 President Street has nice old-school charm and the apartment’s clearly in a choice location, less than a block from the park. The monthly maintenance of $692 feels a touch high for half a floor in a non-doorman brownstone, but won’t break the bank on its own. The asking price is $309,000. How does that stack up against other studios in the area?

  1. Yeah, to add to the chorus: cannot judge without floor plan AND square footage.

And, yeah too to $692 certainly being able to “break the bank” for plenty of people. Plus $692 just sounds like a bad deal for a studio unless it’s an absolutely gigantic studio which it obviously isn’t.

  2. 2k a month is w/o the maintenance right? Even still, that is a pricey studio even for that area of PS. There are large-ish 1 bedrooms, w/backyards/roofdecks for just slightly above 2k.

  3. Note to broker: even studios need floorplans. Where is the kitchen in relation to the rest of the room? Where is the bathroom? How many closets? And is this in the front or back of the building?

$200k ought to do it, though I agree with *rob* that even a lower price is basically insane for a studio. But we live in NYC, where prices will always be insance compared to other locations.

  4. It’s a studio. People who buy studios generally cannot afford an additional $692 in Maintenance charges.

    No floorplan. Nice fireplace.

    Next.

  5. Agree a floorplan would be helpful. Great location, the separation of the kitchen is nice, and it doesn’t look minuscule. Even at the asking price you’d only be paying about $2k per month for this place, which is less than you’d be paying to rent a 1BR in this area, from what I understand. I think the ask is pretty resasonable.
