A massive apartment at Brooklyn Heights’ swankiest address has just hit the market. This high-floor three-bedroom co-op at 1 Pierrepont Street has been under the same ownership for three decades and retains much of its original charm, though the apartment does sport a large, recently renovated kitchen with all the trappings. The monthly maintenance is $3,640 and the asking price is $4,500,000. We’ll be mighty surprised if this asking price is achieved. After all, the most recent sale in the building was a four-bedroom that went for just $3,150,000 after dramatic price cuts. Update: As a commenter points out, Property Shark and StreetEasy both have the wrong sales price for 8A. As per city records, the actual sales price was $4,650,000. How does that change your outlook?

  1. With the exception of the room with the red flooring (is that the “gallery”?) this apartment has no wow in it for me. Kind of has on old geezer vibe about it. The asking price is silly. Interest expense and monthly maintenance would be $25K-$30K per month.

  2. You could add a half bath where laundry is. Or, even better, use that bedroom near the entrance as a study and there’s your guest bathroom.

I’ll take it if nobody else here likes it.

I’m surprised they got that modern window in that kitchen approved by the board.

That windowed room is a common space for the building. Great parties up there.

  3. This place is not that big. I can’t figure out the footage exactly, but it can’t be more than 1500 sq. ft. That would be about $3000/foot? That’s .. . I don’t know. Is it a misprint?

  4. “There used to be a bathroom in the maid’s room in the original configuration. This was eliminated in the (ill-conceived, imho) redesign. See floorplan #2 on the Corcoran site.” (Snark)

Oh, yeah. Hm. Well, you’d think they’d have moved a half bath somewhere.

  5. Seventy bajillion dineros.

WTF…I NEVER have any idea what the ballpark is for 7 room baron palaces. Having a hard enough time making the leap from 3 to 4 (and we waste at least one open house per weekend looking at a 5 just to stay in a state of continual envy).
