We’re not sure it’s quite worth $850,000, but this floor-through apartment at 154 Bergen Street in Boerum Hill sure is nice looking. It helps that the two-bedroom co-op is located in a 25-foot-wide house. It’s also one of those pretty rare examples of where an owner has managed to managed to create a clean, modern vibe without sacrificing the essence of an old townhouse. What do you think it’ll end up going for?

  1. Me too one-one. It’s that beautiful park that does it for me with the Slope. Boreum Hill is quaint, has some great shops and beautiful streets, but it is not close to any park, body of water, promenade etc. For the right place, we’d consider it, but Prospect Park keeps us coming back to hunting in the Slope.

  2. Actually, that is exactly what our plan is – either Montessori or Friends. But the Bergen place is out of our range by good ways (and obvs, can’t afford the Heights – unless we want a crappy 2 bdrm like @ 150 Joraleum).

    321 is terrific, but in some ways its a victim of its own popularity, and a tad overcrowded. We’re in a learning co-op now, and really enjoy the area. We know a lot of our neighbors and I guess more than anything we’re just comfortable.

    Back to pricing 164 Bergen…you say the 8th Ave place is bigger (listed @ 1050 sq ft, I didn’t bother adding it up). Well, this one is 1125 per floor…stairs/common area are same width as kuchen (7 feet), length I’m guessing 14-15 feet…so 1125 less 98-105 sq ft puts us within 30 sq ft. On a psf basis, we’ve observed a few co-op/condo conversions in the Boerum Hill historic district…4-5 years 660 was average with 700 the ceiling…pre-Lehman 725-750. Haven’t been a lot of true apples-to-apples comps in the 17 months since.

    If we make it a conservative (and simple) 1000 sq ft, its 850 psf. Def high on a historical basis. But I think everything factored in, will probably go for 750-800.

  3. This place isn’t cramped. The kitchen/living room is pretty big. I don’t care for the small oven like many of you don’t. It screams studio pullman kitchen and its a shame because they have the room for a regular 30″ oven.

    I lived in a floor though that was similar size to this, although a bit smaller since our place was 20′ wide.

    It’s not a small space. In fact, they have a lot more than we did. The open living room kitchen in our apt was great. It allowed a lot of flexibility in how much space you want to donate to the kitchen or the living room. Since we got a small kitchen table we used the bulk of it for the couch and tv.

    The wood burning fireplace is nice too. But yeah, the price is kind of crazy.

    And with the doorman issue, I guess they aren’t good comps, but that Slope place is bigger and LESS money than this Boreum Hill place. PLUS it has an ACTUAL kitchen plus a ginormous living AND dining area which alone is 22 by 11 feet.

    Just out of curiosity sake, do you think most people looking for apartments like these prefer Boreum Hill over Park Slope? Just the school issue alone would lead me to believe many would be looking more closely at Park Slope.

    But when I was walking around Boreum Hill the other day, I totally could see myself living there too.

    But for me, Prospect Park is the thing that makes me appreciate where I am. I love rolling out of bed on a spring or summer Saturday morning and walking up to the Greenmarket and hanging out at that beautiful park all day.

    I’d rather have Bergen. The one you reference above is $9K more per year in maintenance. I don’t need a doorman. The master bedroom in Bergen is WAY bigger. I also don’t like having both bedrooms adjoining the entertaining space.

    I really like the layout here – the bedrooms are far enough away from the kitchen/dining/living that the little one won’t be disturbed after bedtime if we are having guests.

    But also (full disclosure), I love my nabe and want to stay here – just not a big fan of the slope. If I could find a suitable floor through, I would take that over a doorman bldg any day.
