This prewar co-op at 728 41st Street in Sunset Park recently hit the market with a price tag of $299,00. It’s either a one-bedroom with a dining room or a two-bedroom, depending on how you slice it. Overall it’s got a very nice vibe to it, though we’re not loving the cabinetry in the kitchen. Still, with a low monthly maintenance of just $328, it strikes us as quite a reasonable starter apartment.

  1. CGar, how R U feeling today?

brokers don’t want to rock the boat – ie don’t want to make the other lazy brokers look bad so best to keep cranking out the same low quality product

  2. Noki, it’s the immigrants. some people just don’t like it. hood-wise, location is good, housing stock is good, retail is decent, prices are good,….. so have to think it’s the immigrants.

  3. I’m with my Noki (naturally). Great apartment. Nice layout. Very nicely done – easy and inexpensive to change the kitchen cabinets. Well-priced and low maintenance.

NOTE TO BROKERS: THIS IS FSBO. GREAT FLOOR PLAN WITH ACTUAL MEASUREMENTS. LOTS OF NICE PICTURES. SO WHY IS IT SO HARD FOR THOSE OF YOU ACTUALLY BEING PAID TO DO THIS TO DO THE SAME THING????

  4. I s’pose I don’t know enough about the nabe, but why? It looks peaceful and lovely, close to Greenwood and Sunset Park, relatively close to Park Slope, isn’t stuck with the F train…
