We’re liking the feel of this two-bedroom at 149 Prospect Park SW in Windsor Terrace. It’s got a nice bright, open feel and plenty of prewar details as well. It’s also right across the street from the park. The monthly maintenance is $795, quite reasonable for a 954-square-foot apartment. The asking price of $499,000 also strikes us as realistic. We missing something?

YEs you are missing something.
1. This place is in Windsor Terrace- Nuff said
2. The maintenance is $795
3. Look next to the TV- The kitchen is a dump. “Retro” isn’t going to fool anyone
This is a 4th floor walk-up, so my knees ache thinking about staying in such a place for 30 years. But, let’s pretend you plan on staying here for the full 30 year mortgage… here’s some interesting ‘back of the envelope’ calculations.
Let’s assume (conservatively) that the monthly maintenance tracks a 3.5% cost of living increase.
30 years of Maint/CC would be $492,480 and the final year would have a monthly maintenance of $2,156 (or $25,871 per year)
You would have paid your bank $897,760 by the end.
Grand Total of $1,389,240
At least that’s interesting to me.

Having just moved out of a walk-up, let me tell you that you have no idea just how often you will be carrying both your little one AND groceries or other packages until you have lived in a walk-up. I so rarely made just one trip up and down those stairs…I think that at this point, anything more than one flight up would be a deal breaker for me.
Small bedrooms, but that is compensated for in the price. Think it goes close to ask.
Oh… good point. The $40,000 per year will save you $480 per year at the Y.
I sure the hell hope the HOTD is something to look at.
ok this place is cute and on a nice quiet block and love that it actually has a dining room!, however that kitchen is suspect with the red flooring also the 4 flights will be rough!
so what you are missing is that you will probably want to renovate the kitchen and bathroom and get your legs in shape for that daily climb
I like the price. and the location’s not terrible. and 10% down is a deal maker…
however-
1. 4th floor walk-up will suck anytime your carrying something like groceries or your little one.
2. no pics of the “fabulously funky retro kitchen” and the bath tells me that both haven’t been updated since Ike was president.
