We’re liking the feel of this two-bedroom at 149 Prospect Park SW in Windsor Terrace. It’s got a nice bright, open feel and plenty of prewar details as well. It’s also right across the street from the park. The monthly maintenance is $795, quite reasonable for a 954-square-foot apartment. The asking price of $499,000 also strikes us as realistic. We missing something?

  1. So… on top of the $40,000 per year this place is ALSO worth spending thousands and thousands to renovate the bathroom and kitchen?

I think this is why I have avoided the HOTD and COTD posts for a while. This town is utterly fu%^ed in the head.

  2. I’m amazed how realtors don’t give full coverage of properties. Don’t they realize more info pics upfront mean a better potential of someone actually liking or finding the right place. what do they think…”Oh well if we can get them in they won’t worry about the crappy kitchen & bathroom”
Let’s save everyone some time here!

  3. It’s a good location and a good layout. It’s priced as a 4th floor walk up, with only 1 bath, which, along with the kitchen, no doubt needs renovating. I agree with etson that it will go close to ask.

  4. QUOTE: “location’s not terrible”

WOW, tough crowd. It’s right across the friggin’ street from Prospect friggin’ Park.

Fourth floor walkup wouldn’t bother me a bit. When I worked on the fourth floor I almost never took the elevator. My kids are teens now, but really, they’re climbing stairs on their own well before they’re two years old.

In the crazy context of what other places in Brooklyn go for, the price seems entirely reasonable.

what exactly is “‘Nuff said” about Windsor Terrace? This place is on the park, great public elementary school, near public transportation, overall a safe and quiet nabe. Why is that such a bad thing?
