  1. I don’t follow the widget prices too often, but in this case it’s WAY too low… anyone who’s putting $480K in there is either a moron or a real malicious jerk – or someone who wants to buy this place & thinks that’ll help drive down the sale price.
    Fact is, this is a great building, in one of the best parts of the Slope [I’d rather be in this area than most of the blocks north of Union]. Only downside, I suppose, is you’re limited to the F train, tho I guess the R is do-able…
    Anyway, great layout, decent finishes & sorry cmu, but lots of people really really like having a 2nd bath. And snark, read the listing: this is a top floor unit! And the maint is actually quite reasonable for an elevator building unit with this sort of square footage.
    So imho, this will go for well-over $700K.

  2. Why does a small apartment like this waste space with 2 baths? You could easily have a small windowed office and a large closet where that windowed bath is, and it would much more useful.

  3. Used to live there. Any noise is more likely to come horizontally through the demising walls between apartments rather than from “heavy walkers” above. It is a great building in which to bring up kids though.

  4. my best friend just inherited a house on 13th st (his parents bought it in the 60s?) – anywho we saw this structure going up and we got to check out the progress. recently we met someone living in that building and the place is completely amazing. the maintainance is a bit step though!
