In the pantheon on price cuts, this recent one at 251 Pacific Street ain’t going to rank very high: The one-bedroom (though this floor plan is crying out to be converted into a studio) co-op kicked things off in August with an asking price of $328,888. After failing to find any takers, the self-described “starter apartment” had its price tag whittled down to $325,000. The finishes are middling, we’d say, but the $514 maintenance seems a touch high for a modest non-doorman building.

  1. martis, you are incorrect. this listing is on Pacific between Smith / Boerum.

    Pacific between Boerum / Court is much better, although still rather haphazard. There are some big improvements being made to the block you mention.

    I broke a 2 year lease after only 1 year (surrendered sec dep) to get the eff away from this kooky block. Bottom line is that there is a lot of unfortunate stuff going on in the RS building on the south side…. and until that gets cleaned up, the block will keep on suffering.

  2. This is the block b/w Court and Bourem Place. I have to say it is the most shabby stretch around the entire area but things are turning over a bit with the new building at 225 Pacific and the guys who converted the beer distributor building into a wallpaper design shop / residence. The downside are the bunch of empty lots & that derelict garage coupled with the disgusting tenemant buildings. I swear these are the only really shitty looking slumlord-type buildings in nearly the whole neighborhood. They always seem to have some rather shady folks hanging out during the warmer months.

  3. Wow, it’s quite .. . graphic to hear from someone who’s lived on the block.

    Anyway, though it’s obviously small, it’s more than 450 feet. It’s at least 550. But, yes, definitely looks like a studio that should just be a studio. Despite the obvious limitations of a studio, this space would work/flow much better that way.

    At 325k, it’s about $560 a foot, not crazy for the area, EXCEPT that I did not know that that particular block is apparently awful. Hm. And the kind of awful that you can see just visiting, it sounds like. So, trouble. (Plus, yes, maintenance high for size, etc.)

    Otherwise, it’s not bad “starter” place. (Is that a dirty word now?) Don’t know the exposures and what floor it’s on, but I’m a freak about needing a lot of light.
