aj, I used to say the same thing . . . until I lived on the Garden and Parlor floors of my Brownstone. I think it would be perfectly nice overlooking the rear garden here, assuming the listing is accurate.
11217, thanks for clarifying. As everyone knows, I read this blog pretty darn regularly and still didn’t consider the above prose an “outing” but I’m likely much more oblivious than the average person. I’m sure Mrs C. would wholeheartedly agree with that, anyway.

Oh, and I would probably preserve what I could from the kitchen, but demolish it and move it to what is now the dining room. I would open up that wall btwn living room and current dining room, and turn the existing kitchen into a second bedroom.
