Co-op of the Day: 1110 Caton Avenue, #6C
This modest but attractive two-bedroom co-op at 1110 Caton Avenue in Kensington appears to have gone into contract earlier this year only to fall apart before closing. The 750-square-footer has a monthly maintenance of $690 and an asking price of $270,009. There two other apartments currently listed in the building around the same price. Seems…

I think something is up with this building. Has anyone checked the finicials? There are currently 3 apts for sale and they are all low (we just sold a 1 BR across Ocean Pkwy for more then this). Anyway, something seems fishy to me.
Could it fetch $2,250/mo in rent?

Etson, the listing says 1 flight up. I think the original listing price was fair, maybe a little bit less because the kitchen has to be fixed. I really don’t know why the broker increased the price.
The apartment itself looks OK for the price. The building is right on the main road, which has always been v.busy whenever I am over that way.
The listing says apartment 6C, but I can’t see six storeys on the exterior photo (unless ‘C’ indicates the third floor, or they count the basement)
$279K sounds reasonable for a 2BR, but at 750sf, this place seems a bit cramped, as well as overpriced at $372 per ft².
REgardless of broker issues, this is a very reasonably priced apt in a decent location. Seems like good value to me.
Apparently for Corco and the present owners,
indoor stoop sale = kitchen 🙂
“lovely” and “unique chef’s kitchen”? i guess if glass block is your idea of lovely. not sure what defines a chef’s kitchen, but this doesn’t seem to be it. But price per sq/ft seems reasonable for being near transport and across the park…is this typical of this area?
It’s really not such a bad little kitchen. It just needs a little love.
