I find it odd that DitmasSnark posted six separate times indicating how Corcoran sucks and that the unit is crap? Quote “buyers will flee so fast, they’ll make that Scooby-Doo noise” when fleeing… Is it just me or is this guy a jilted broker who lost the listing and cant move on…. SRSLY WHO CARES?

Some of you guys sound like you don’t know this area at all. It’s fantastically located a few minutes walk from the Kensington main drag, all the ditmas park restaurants and beautiful Victorians, Windsor terrace, and shopping on flatbush. It’s a beautiful tree arched walk to the church ave b and q which are ridiculously fast along the newly renovated parade grounds. The parade grounds are teeming with playing happy people all year. the only people who would think the sounds from the parade grounds were unpleasant would be an ignorant troll. Right across the street from this building is the prospect park police ha too, you always feel safe. It’s a very short tree lined walk to the lake and the park. The largest playground in prospect park is right there on caton. It’s a fantastic place to raise kids. If you look at it on google maps with the sattelite view on, you will see that this neighborhood is located in the Middle of the greenest well treed part of Brooklyn. Fort Greene and park slope look like grey swaths with no oxygen compared to prospect park south. Speaking of trees, the largest girth tree in all of Brooklyn is practically right across the street from this apartment. This area with the church ave business improvement district is a ticking gentrification time bomb. More and more artists, musicians, and writers are moving here. And no, caton ave. Isn’t the major truck route, it’s a local truck route, church ave. Is the through truck route. The trucks really only get bad at rush hour, but otherwise it’s a relatively quiet street when compared to streets like Fulton in fort Greene. On weekends all you hear is people enjoying the beautiful park.
We live steps from Caton Ave. and yes, it is the major truck thoroughfare between the mainland U.S. (via Staten Island) and Montauk, it seems; prepare for perpetual gridlock. Also, the apartment buildings on some of the nearby streets between Caton and Church are still pretty dodgy. And yes, our retail sucks. But the park is literally at your doorstep and the Parade Grounds (the southern sporty 2-block-deep extension of the park) have been renovated amazingly; the Tennis Center is a 5-minute walk away. On balance, despite the noisy crowds for soccer and the everlasting traffic and trucks, I have come to love living here; you get huge gusts of fresh air from the park, and the area is fascinating and alive.
(But that apartment sure sounds overpriced!)
The Board turned you down at this building?
What a joke that board must be because the building is not so hot and located in an awful area filled with so much noise during the summer months and that crazy truck trafffic all day n night + no shopping or anything conveniently nearby.
You are better off in Ft. Greene a better hood(things happen for reasons)
KISMET. Those board members would not appreciate flowers anyway.
CATON AVE IS MAJOR TRUCK ROUTE! BEWARE!

That should really help sell those three units. Any vaguely sentient potential buyer that sees those signs will flee so fast, they’ll make that Scooby-Doo noise on the way out.

My wife and I went into contract on this apartment in June. I never liked it very much, but she loved the location. It feels small inside. There’s no ventilation at all and no laundry anywhere in the building. The kitchen and bathroom both need to be redone.
We offered $276,000 with 20% down, and had already secured financing at the time of the co-op interview. Both of us make pretty decent money, have good jobs, and have good credit scores. We had a great interview. The board rejected us.
We assume that the board is affraid of selling the unit at the listed price, for fear of devaluing their shares in the corporation, which is why we weren’t suprised to see this listed for $289,000 when it hit the market again. Apparently, this is happening more frequently these days.
Whatever the reason for our rejection, I don’t understand what they’re looking for in a buyer. This place is a fixer-upper, prefect for first time buyers like us. The sad thing is that the owner moved out in June and wanted a fast sale. Now she’s been forced to carry the costs of the apartment for 5 months and counting.
The two other listings in the building have also been open since june and there are signs posted in the lobby telling shareholders that due to the trouble that the building is having selling units, people are free to sublet.
Meanwhile, my wife and I are about to close on a great place in Fort Green. I couldn’t be happier. I feel like sending the board flowers for letting us walk away.

The Parade Ground is part of Prospect Park, so I’m not sure how that would work.
Caton Avenue gets a lot of truck traffic, so if you’re facing the street that’s a drag. The retail on the nearby part of Church Avenue isn’t all that great, either. It’s about a half dozen blocks to either the Church Avenue B/Q or Ft. Hamilton F train, so you have your choice, but neither is real close.
The listing says the apartment is south-facing, so that makes it away from the street.
