Here’s a pretty standard but perfectly nice two-bedroom co-op at 130 8th Avenue that just hit the market. It has a nice layout and appears to be in good shape; the views also look sweet. The maintenance is a little high at $1,399 and the asking price of $865,000 seems mildly optimistic but not crazy talk. What do you make of it?

  1. Maly–I am totally with you. As somebody who has purchased a million dollar property it is not as though I am immune to seeing value in a biggish price tag, but really in this apt you are still living the landlocked, claustrophobic NYC lifestyle that motivated my purchase of a townhouse in CLinton Hill for not too much more than this ask.

    Chicken–that (4900) is very nearly my house payment. That’s a lot for a little, none too interesting pad.

  2. I think the Upper West Side “used” to be a good comparison to Park Slope. Now, the UWS has lost much of its soul and the retail along Broadway resembles a mall in anytown, USA.

    The amount of boarded up storefronts along Broadway in the 80’s and 90’s is startling. Duane Reade/Starbucks/CVS’s everywhere, though. I know some people love that, but as a former resident of the UWS, I really don’t care for what it has become.

    11217 – those are tiny closets. The “master bedroom” closet looks like it would hold 5 suits and a belt. I lived in an older apartment before with the mini closets before and it sucked.

    I actually really like this apartment otherwise. 321, Parking Space, Trains, Park.

  4. Check Streeteasy. There are at least 50 similarly priced 2br on the UWS. I am not saying some coops aren’t more expensive, but for the size and style, there are a lot of choices under 1million, while 2 years ago there was almost nothing under 1.2million. Maybe the appeal of Park Slope is such, the prices for workaday smaller 2br will be the same as in the UWS, but I find that surprising, since houses are priced simple to double.

  5. I agree with Ringo and etson. I think they’ll get close to ask. Perfectly nice apartment. Great location. Parking spot is definitely added value. It may not be exciting, but it’s good space. It reminds me of the cookie cutter apartments in Lincoln Towers on the UWS; not exciting, but good space and layout for the money.

    Maly and 11217 (Nice to see you, 11217 😉 ), I’ve been seeing 2 bedrooms in this range, maybe a bit higher, at Lincoln Towers, though without a parking space and with much higher maintenance.

    Brokedeveloper – Airplane! perhaps?
