Here’s a pretty standard but perfectly nice two-bedroom co-op at 130 8th Avenue that just hit the market. It has a nice layout and appears to be in good shape; the views also look sweet. The maintenance is a little high at $1,399 and the asking price of $865,000 seems mildly optimistic but not crazy talk. What do you make of it?

    Uhhh, parkedslope. I’m hardly a bitter renter. And, in my 1:28 post, I referred to “comparable” apartments. Do you know what “comparable” means? It means similar in all the respects you cite. It doesn’t mean exactly the same, so I “threw out” a price range in the high $700,000s and in the $800,000s, which is what I’ve been seeing on the UWS.

  3. I’ve been hunting for a 2-BR in Park Slope, and I don’t know if people are getting these prices, but this is totally in line with what’s on the market right now. They expect a PS 321 premium, and parking in the building is definitely a huge selling point. I think we’ll be casting a wider net….

  4. @11217: I totally agree. The UWS was a cool neighborhood in the 80s. Today? Schlockville – most restaurants are merely Applebees in basic black sheeps-clothing… And if you think Park Slope stroller mommies [and their kids] are annoying, you ain’t seen NOTHING until you’ve visited the UWS on a weekend afternoon!
    @Maly & Co.: throwing out a random price is utterly useless as a means of comparison – what’s the sq ftge of a unit in this price range on the UWS? Is it pre- or post-war? Full service? Elevator? Renovated? Views? Floor? Neighborhood & Neighbors? Transport access? I’m sure a parking space isn’t even in the picture…
    Spare us the worthless comments that bespeak the presence of – yes – a bitter renter!!!

  5. Wasder, I too share your nonplussment. I think it comes down to the value I place on outside space (with earth, not concrete), and the psychological benefits of multi-level separation?

  6. 11217, I briefly considered moving back to the UWS after I sold my house, but, aside from not wanting to leave Brooklyn, I remembered all the reasons (those you cite among others, including congestion) I left in the first place.

    Maly, because I was considering moving back to the UWS, I still get StreetEasy updates (daily it seems), and I’ve watched the prices for comparable 2 bedrooms all over the UWS drop from $1.2 million (many even higher) to the high $700,000s and $800,000s since January 2009.
