roomThere was enough debate about yesterday’s co-op of the day (which we thought was a good deal despite the unusual flip tax) that we thought we would line it up against another similarly priced property. The first we stumbled across was this two bedroom co-op in Clinton Hill. It’s within $2,000 and 20 square feet of the Eastern Parkway place but, as far as we can tell, completely devoid of charm. The listing speaks of 12-foot ceilings and walls of windows but the pics don’t bear that out. Just looks like a spectacular waste of money to us. Is there any reason you can think of that someone would pick this place over yesterday’s?

    Projects? What projects are you referring to exactly? Are you referring to the Co-ops or Pratt Institute?

    Also – not that I wish to contribute to this battle-of-the-‘hoods, but rather point out the obvious, as someone who is very familiar with both PH and CH, CH has way more amenities then PH and if you don’t have enough options, FG is a couple of blocks away.

    Now, enough with the bashing.

  2. Back to the apartment – I really don’t like how the windows are right smack up against walls on one side. It looks really odd and makes it very hard to put up any window treatments (as I’ve learned from experience).

  3. I live in PH and chose it over CH because there are amenities (on Flatbush and Vanderbilt or quick walk to the slope) and trains that actually take me somewhere I’d like to go. In fact, my block in PH was voted 21 in the top blocks in New York. Although I do agree that CH has beautiful houses and charm, I found PH to be more practical and didn’t want to be soo close to the projects that are near 372 Dekalb.

  4. The influence of the PLG crowd has completely spoiled this board. Now every thread has to deteriorate into an exercise in neighborhood bashing.

    I consider myself a Brooklyner first and foremost, and a friend to every Brooklyn neighborhood. If only this sentiment would spread, it’d be to EVERYONE’S advantage in the long run.

    FYI — I am not a broker in the slightest. I’m sorry that you object to my word choice; perhaps it is a bit of hyperbole.

    Maybe “stunning” is too big of a word to describe the architecture of NYC, but who really cares what word I use.

    I was trying to make a point that CH really is a beautiful neighborhood. Take it for what you will.

  6. I live in Clinton Hill, think it is beautiful with gorgeous varied architecture, most of which is landmarkeed. If someone thinks its ugly, but thinks the slope is nice, it makes me think you’ve never visited the neighborhood. Don’t really care, the market prices reflect the premium people have placed on the area.

  7. altough I agree that Clinton hill is great visually, your use of the word “stunning” leaves my suspecting you to be a broker. Only brokers, whose threshold for excitimentis so low, will label anything as stunning, deluxe and unbeatable. The Serengeti is stunning. Clinton hill is very nice.

    Everyone is entitled to their opinion, but your assessment of Clinton Hill as “hard to justify when it’s pretty fugly over there” leaves me floored.

    Fugly? Have you BEEN to Clinton Hill? It may not have the ammenities like the Slope, but visually, it is a pretty stunning NYC neighborhood.
