There are some brokers out there who might want to take notes on this one…This FSBO at 403 Avenue C in Kensington is a charming, well-renovated two-bedroom listing done right. Plenty of good photographs, floor plan, even directions. In this case, it makes sense that both the apartment and the listing are aesthetically pleasing since they were both done by the architect-owner. The 920-square-foot two-bedroom (plus office) is asking $360,000 with a $799 monthly maintenance. Waddya think?

Doing the math according to the measurements on the floorplan would make the square footage about 845. Some people will include half of the party walls because technically that is theirs. But I think that should only be reserved for the DOB in calculating square footage.
The price is slightly high because of the maintenance. But it’s a very nice renovation.
My calculations and streeteasy.com say the square footage is 700 (also says that the last sale was in Aug ’08 for $225k). Good to know that it’s not just realtors that fudge numbers.
Really nicely done and a great layout. Love the ingenious creation of the tiny office behind the fridge! Fridges are such a bitch to fit into a straight line of cabinets.
How does the large window in the bathroom work so close to the tub/shower? Is there a curtain that’s been tidied away for the photo or is water allowed to splash on the window and sill?
I used to live in this complex. It’s a decent building. The maintenance looks to have gone up significantly since I lived there (I moved out in 2004), which is probably a good sign, that they’re taking care of things. The building is pretty no-frills- small lobbies, pretty basic. But the elevator sure came in handy. It’s nice to see someone renovated one of the units so nicely. The location is alright- I prefer the part of K-ton I live in now, which is closer to Ditmas Park. But the walk from Ave C to the F train is under 10 minutes and I always felt very safe there.

I’m of the “clean and elegant” opinion.
Sorry Ms M- not knocking anyone’s taste but there are modern kitchens I would kill for (as much as I love old ones), but this one isn’t one of them.
Nice looking apartment, though the living/dining space is a bit too small for a couple with kids. I wonder what the original layout was like.. Personally, Im not in love with the location.
